November is the perfect time of year to start cementing a plan for 2017. For REALTORS®, this often means crunching your 2016 numbers, setting your Gross Commission Income (GCI) goal for 2017, and determining what it will take to reach your goals.
Change is a constant in the real estate industry, and with new tools coming to the marketplace what feels like every day, it can be hard to determine where to invest your time and marketing dollars.
Fear not! Here is my Top Ten list for 2017, featuring the best Tips & Tools to make 2017 your best year yet!

#10 – Smart Social Media
Best for: Generating referrals.
What it is: A focused social media strategy that’s easy to do, authentic to you, and keeps you top-of-mind with your most valuable referral sources.
Why it’s on the list: You don’t have to be on every social media platform, and you don’t have to waste a lot of time on it. Using social media in a smart way can drastically increase your referrals, while most likely spending LESS time on social media. It’s all about focus, and doing it right! Agents using this method generate 4-10 deals a year on Facebook.
#9 – Invest in your CRM
Best for: Everyone!
What it is: Your CRM (Customer Relationship Manager) should be the HEART of your real estate business. It keeps your contacts and all of their information organized, makes sure none of your potential clients slip through the cracks, and helps you track your pipeline. Many also offer automated marketing, drip campaigns, texting/SMS capabilities, commission tracking, and more!
Cost: From $10/month to $1000+/month
Why it’s on the list: A good CRM is crucial to your real estate business. The problem is, there are a TON out there to choose from. The best CRM is always, “whichever one you’ll use”. Need some suggestions? Get in touch with me!
#8 – Realtors Property Resource (RPR)
Best for: Positioning yourself as the market expert and winning listings.
What it is: Realtors Property Resource is a free, online tool that gives you market insight and beautiful custom reports. Run comparables, calculate pricing strategy, and utilize this resource for outstanding listing presentations.
Cost: Free! Your NAR dues pay for this.
Why it’s on the list: RPR is a tremendous resource that can position you as the market expert and help you close more deals. Plus, create property flyers, in-depth property reports, and more – quickly and easily! Need help using it? I’m one of the few RPR trainers in Arizona. Get in touch!
#7 – Build up your online reviews
Best for: Increasing leads and conversions. Providing “social proof”.
What it is: Whether it’s on your website, Realtor.com, Zillow, or (preferably) all of the above, online reviews are a must! Reach out to past clients and agents on the other side of your recent transactions to boost your reviews and expand your online presence.
Cost: Mostly free, though some paid options can enhance your reviews even more.
Why it’s on the list: Ask your last client if they googled you. Even if it was a referral or your son’s best friend’s mom, chances are they researched you! Building up your online reviews helps your future clients know they are making the right decision by hiring you for their next real estate transaction.
#6 – Track everything and know your numbers
Best for: Getting over the ominous “production plateau”.
What it is: This is how you know what’s working – and what’s not. Know your numbers! How many listing appointments to get a listing? How many calls to get the listing appointment? How many buyer consultations does it take to get a closed deal? How many marketing pieces do you send to generate one lead?
Why it’s on the list: Do you find yourself constantly trying new things, and then never really knowing if it “worked” or not? Tracking helps you identify where you’re excelling, and where you can approve. It’s essential to get over that plateau! Set it up on an excel spreadsheet, or ask me for a template to get it started.
#5 – Specialize
Best for: Setting yourself up for long-term success, expanding your sphere, and generating referrals.
What it is: Look at your past year of clients. What do they have in common? There are certain types of people, certain geographic areas, and certain price points you work best in. Maybe you love growing your own vegetables, and so do a lot of your clients. So specialize in that!
Cost: Deciding is free; implementing varies.
Why it’s on the list: Your license allows you to sell homes wherever, to whoever. But being “everyone’s REALTOR®” is too wide of a net. Specialization will help you stretch your marketing dollars further, stay top-of-mind easier, and increase referrals.
#4 – Circle Dialing (or texting)
Best for: Increasing traffic to your open house.
What it is: Quickly and easily invite 250 neighbors to a special “neighbors only” open house – without having to make all the calls one-by-one.
Cost: Around $30
Why it’s on the list: A busy open house is the best open house. Tons of traffic impresses your sellers, helps you generate buyer leads, and gives the listing tons of exposure. Make it easy with automated circle dialing!
#3 – Tailored Drip Campaigns
Best for: Staying top-of-mind and generating referrals.
What it is: Refine (or start) your drip campaigns with your database in mind! Send tailored messages to your sphere based on length of residence, geographic location, and more. It’s all about sending relevant messages to increase referrals.
Cost: Basically free (depending on your current systems and database size)
Why it’s on the list: No more one-size-fits-all marketing! With Amazon’s tailored “Picks for You” and the prevalence of advertisements that follow us around the internet, consumers expect you to know them, know what they’re interested in, and tailor your marketing accordingly.
#2 – Free Opt-In Offers
Best for: Generating leads and positioning yourself as the market expert.
What it is: Offering something of value to a large group of would-be home buyers (or sellers!) in exchange for their contact information.
Why it’s on the list: Consumers are becoming more educated, and successful REALTORS® need to go above the title of just “home finder” to demonstrate their value. Opt-ins with a successful follow-up plan can help you convert leads quicker!
#1 – Facebook Dark Posts
Best for: Generating leads within your target niche.
What it is: A new take on pay-per-click advertising that gets you in front of the specific types of people that are most valuable to you.
Cost: Set your own budget of as low as $5 per day.
Why it’s on the list: Facebook knows a SCARY amount of information about you, including whether or not you are “likely to move”. This makes it super powerful for getting the right message in front of the right people. Targeted ads can work great, and with a good follow-up system, you can expect a 5-times to 10-times return on your investment.
